Ilium Employee Housing

The TSG Ilium project is a Phase I workforce housing development for Telluride Ski & Golf — nine 2-story single-family homes averaging 1,200 sq ft each, delivered as a design-build contract in one of Colorado's most constrained mountain construction environments.

Workforce housing in Telluride is not a peripheral issue — it is essential infrastructure. The resort community depends on its employees, and those employees need homes they can actually afford to live in. Proset approached this project as both a construction challenge and a community responsibility, delivering nine well-built homes through a design-build process that gave the client a single point of accountability from concept through completion.

The project utilized modular units from Fading West Development, designed by EVStudio, and represents Proset's direct contribution to addressing the workforce housing crisis in the mountain community where the company has built much of its residential reputation. At $3.8 million, it is one of the smaller projects in Proset's portfolio by value — but one of the most purposeful.
