Coburn Crossing addressed a genuine community need — a 139-unit workforce housing complex serving a resort region where quality, affordable housing had long been out of reach for the workers who keep Truckee functioning. With the nearby Reno construction market already stretched thin, the Truckee community faced a significant labor access problem that made conventional construction timelines unrealistic.
Proset's modular delivery approach changed the equation entirely. By leveraging modular technology across five 3-story buildings totaling 117,000 sq ft, the team delivered initial certificates of occupancy within one year from the start of construction — an achievement made even more remarkable by the fact that it was accomplished during a winter that recorded the highest snowfall totals in history. That result would not have been possible with conventional site-built construction.
At $26.9 million in total project value and designed by Worth Group Architects and Designers, Coburn Crossing is one of Proset's most operationally complex projects — and one of the most meaningful. It is directly applicable to the workforce and affordable housing challenges facing Colorado's own mountain resort communities, where the same dynamics of labor scarcity, weather disruption, and urgent community need are playing out today.
