1888 MLK Apartments

1888 MLK Apartments presented one of the most logistically complex site conditions in Proset's portfolio — a six-story mixed-use development on a downtown Oakland site surrounded on all sides by busy city streets, with virtually no staging area and the full complexity of urban construction bearing down on every phase of the build.

Conventional construction on a site like this would have been extraordinarily difficult. By moving a significant portion of the required labor out of this challenging urban location and into a manufacturing facility, modular technology became the key to the project's viability and constructability. Proset worked through a rigorous preconstruction process with the ownership group and design team to identify solutions to the site's unique constraints and present a program that made the developer's vision achievable.

The result is an 88-unit studio rental development with ground floor commercial space — designed by Baran Studio Architecture and delivered on a site where most contractors would have struggled to begin.
